Inspect All Exteriors
It is essential to inspect all the buildings and homes in the community. This includes the roofs, siding, windows, and doors. Holes in screens or fences must be fixed so that insects cannot get in through any openings in the buildings.
The steps to take when inspecting homes include:
- Check for exterior damage such as broken shingles, loose stairs or handrails on decks and porches.
- Inspect roofs for any damage or missing shingles and make sure gutters are clear of debris.
- Check the HVAC units and chimneys to ensure they work properly. Keep in mind that HOA dues often cover HVAC maintenance, but it is still a good idea to check on them anyways.
- Check the exterior of the home for any signs of mold or mildew growth on patios, sidewalks and surrounding landscaping.
Check the Interior
- Inspect the interior for any needed repairs. If there are cracks on the walls, chipped paint, or loose wires, these should be fixed right away to prevent more significant problems later.
- Look for signs of water damage on floors and ceilings if HVAC units have been serviced recently.
- Inspect appliances to ensure they are clean, undamaged, and working properly. If there’s a stove or oven, inspect the insulation behind each one to ensure it is in good condition with no signs of stains from grease buildup.
- Look for signs of pests. Holes in walls, chewed-up furniture, or holes gnawed into the floor are telltale signs that you may have a pest problem.
Check the Pool, Park, and Other Amenities
- Hose off playground equipment and inspect it to ensure no missing pieces, sharp edges, or cracks. Inspect swings and see if chains have rusted through, or for signs of wear & tear from use.
- Hose down the pool deck and inspect for signs of mold or mildew. Check all ladders to make sure they are sturdy. Look for broken tiles on the bottom of the pool that might pose a safety hazard.
